As Seen In

Hey, I’m Evan

When I first started developing affordable housing, I was shocked by how little practical information existed to actually teach people how to do it.

There were articles, conferences, and case studies — but everything felt fragmented, overly technical, and out of reach for people who genuinely wanted to make a difference.

Before launching Holladay Ventures, I spent years working for what became the #1 affordable housing developer in the country — a milestone reached during my time on the team. As one of the top-producing developers, the projects I led played a meaningful role in the company’s growth and national success.

That experience gave me an inside look at how successful affordable housing projects are actually built — and how few people ever get the chance to learn it.

As I charted my own way with my own projects, I kept hearing the same thing from others:

“I want to do this too, but I don’t know where to start.”

That’s when it clicked — the industry didn’t just need more developers. In fact, all the developers in the world wouldn’t make a dent in the affordable housing crisis if they weren’t trained.

That’s why our mission is simple: solve the housing crisis by teaching and empowering others to build quality, affordable homes in communities everywhere.

For most people, there have only ever been two ways to learn affordable housing development: get a job with an established developer — which is nearly impossible without prior experience — or spend years banging your head against the wall trying to figure it out alone.

That’s why in 2020, Affordable Development Mastery (ADM) was built to be the third (and better) option to fill that gap.

What started as a way to share what I have learned has grown into a movement of impact-driven investors and entrepreneurs across the country people who are proving that profit and purpose can coexist.

Since then, we’ve watched graduates close on their first affordable housing deals, leave corporate jobs to pursue development full-time, and create real change in the communities they care about most.

Because the truth is, affordable housing is an opportunity to build lasting legacy.

And I believe anyone with the right mindset, systems, and support can do it.

In 12 Months - This
Could Be Your Reality

Imagine this time next year, you are well on your way to your first affordable housing development. You…

  • Have identified your first viable affordable housing site — and you finally know exactly how to evaluate the opportunity.

  • Are meeting with city officials, lenders, and potential partners who see the vision and want to work with you.

  • Have started building your capital stack — with clear strategies for layering grants, loans, and tax credits.

  • Understand how to structure deals with confidence, knowing you’re not making rookie mistakes.

  • Are surrounded by a community of investors and developers walking the same path, sharing resources and support.

  • Are ready to be a JV partner with Holladay Ventures on your next project + fully understand our systems to make it a success.

And for the first time, you can see your first affordable project taking shape — not as a dream, but as a plan in motion.

The World Needs More Good People In Affordable Housing Development

Affordable development is one of the best industries to get into for income, and just as importantly…for impact.

Behind every blueprint and budget line are families who need a safe place to live, communities waiting to thrive, and investors who want to leave something that lasts.

That’s why we don’t just need more developers.

We need more good people leading development — people who care about doing things the right way, who balance profit with purpose, and who believe legacy is built through impact.

If that’s you, we’ll give you the roadmap, mentorship, and community to make it happen.

Everything You Need to Know
Before You Join

We want you to feel confident that Affordable Development Mastery is the right next
step for you. Here are the most common questions we get to clear anything up.

  • Affordable Development Mastery is built for investors and entrepreneurs who already have experience in multifamily or real estate development. You don’t need to be an expert in affordable housing yet — we’ll teach you that — but you should understand the fundamentals of real estate investing and have the capacity to take on a new project.

  • Most participants spend the first few months learning how to evaluate opportunities, build relationships, and structure their first deal. By the end of the program, you’ll have a personalized roadmap, be in active conversations with partners and municipalities, and have at least one viable project in motion.

  • Plan for about 3–5 hours per week. That includes coaching calls, reviewing materials, and applying what you learn to your own development goals.

That said, the more time you commit, the faster you’ll move — and members who carve out consistent time each week typically see the greatest momentum toward securing their first affordable housing deal.

Affordable Development Mastery is designed to fit alongside your existing life, but it will ask for focus, commitment, and follow-through. The time you invest here becomes the foundation for successful, scalable impact.

  • The content is focused on U.S. affordable housing models (tax credits, funding sources, etc.).

  • Yes. You’ll have direct access to Evan Holladay inside Affordable Development Mastery — he leads the monthly coaching calls and provides mentorship throughout the program.

For those who want more personalized, hands-on support, there’s also an opportunity to upgrade your experience and partner directly with the Holladay Ventures team. This includes one-on-one project guidance, introductions to key partners, and active involvement from our team on your first development.

  • It’s possible — but it starts here.

Inside Affordable Development Mastery, we walk you through exactly how the Holladay Ventures team evaluates, structures, and selects deals. You’ll learn the same frameworks we use internally, which means by the end of the program, you’ll understand what makes a project the right fit for a potential partnership.

While participation in ADM doesn’t guarantee a joint venture opportunity, it’s often the starting point for future collaborations. The investors who fully engage in the program, apply the strategies, and bring strong projects to the table are the ones who tend to be the best aligned for deeper partnership opportunities with Holladay Ventures.

  • Your enrollment includes 12 months of access to the full curriculum, coaching, and community. After that, you’ll have the option to either re-enroll in the full program for continued mentorship and curriculum access or join our upcoming Alumni Program, which keeps you connected to the community and ongoing discussions as you scale your projects.

  • Click “Apply Now” to submit your application. Once reviewed, you’ll be invited to a short interview to ensure the program aligns with your goals. If accepted, you’ll join the next cohort of investors building impact-driven developments across the country.
